摘要：住宅市場(chǎng)體系的健全程度不僅關(guān)系到住宅產(chǎn)業(yè)的健康發(fā)展，而且影響到整個(gè)國(guó)民經(jīng)濟(jì)的良性發(fā)展和廣州國(guó)際化大都市目標(biāo)的實(shí)現(xiàn)。當(dāng)前，廣州市的住宅市場(chǎng)存在著許多問(wèn)題，主要表現(xiàn)為市場(chǎng)有效供給和有效需求不足、商品住宅空置現(xiàn)象嚴(yán)重、土地投資結(jié)構(gòu)不合理、2級(jí)市場(chǎng)不活、房地產(chǎn)中介不規(guī)范，這些問(wèn)題嚴(yán)重制約了廣州市經(jīng)濟(jì)的發(fā)展。因此，深入剖析產(chǎn)生這些現(xiàn)象的原因,提出解決問(wèn)題的對(duì)策和相關(guān)政策的.實(shí)施對(duì)完善廣州住宅市場(chǎng),從而推動(dòng)廣州經(jīng)濟(jì)發(fā)展,有著重大的現(xiàn)實(shí)意義。本文通過(guò)政策、經(jīng)濟(jì)、法律、還有其它1些方面來(lái)對(duì)廣州住宅市場(chǎng)中存在的問(wèn)題進(jìn)行分析，然后提出解決這些問(wèn)題的建議。

Abstract : The healthiness degree of the housing market is relation to the healthy development of housing industry, but also touch to he whole benign development of national economy and implementation the objective of Guangzhou to be a internationalization metropolitan. At present, the housing market of Guangzhou exist a lot of problems, the main manifestations is the effective supply and demand is lack; any housing is empty; the structures of land investment is unreasonable; secondary market isn’t alive and the intermediary of real estate isn’t specification, these problems severe restricts the development of Guangzhou’s economy. And so, thorough analysis the reason of production all these phenomenon, solve problems countermeasures and related policy implementation perfecting Guangzhou housing market, consequently driving economy development major reality significance.
